1. Property Details

We rent out five houses, each accommodating up to 6 people. Each house is equipped with one double bed, two single beds, and a sofa bed.

The houses are two-story buildings with a yard, terrace, and private garage. All windows are equipped with mosquito nets, curtains, and shutters.

The total floor area of each house is 130 square meters.

The addresses of the houses are as follows: Ulica Svetog Mihovila 8, 8/1, 10, 10/1, and 12, 53244, Lovinac.

These houses were built in 2019.

The houses may differ in small details. For example, the pictures inside the houses are different. The barbecue areas vary, as does the exact size of the yards.

2. Shared Facilities

Every two adjacent properties share a garden, pool, and barbecue area.

The pool is available during the warmer months; from June to September.

The barbecue is available year-round.

Guests are kindly asked to be respectful and considerate of their neighbors when using these shared spaces.

Guests are responsible for maintaining cleanliness and order in the shared areas.

Guests must adhere to the rules posted inside each house.

3. Smoking and Pets

Smoking inside the house is strictly prohibited.

Pets are not allowed.

4. Check-In and Check-Out

Check-in is from 16:00h to 22:00h on the day of arrival, and check-out is by 11:00h on the day of departure.

Guests must adhere to these times to ensure the house is ready for the next guests.

5. Reservation Rules

Reservations can be made via email or phone and through our listings on Booking.com, Airbnb and Adriagate.

A deposit (50% of the total amount) is required to confirm the reservation, with the balance due no later than the day of arrival at the accommodation.

In case of reservation cancellation, the deposit is non-refundable unless otherwise agreed via email.

The owner may accommodate the guest in any of the five houses whose addresses are listed earlier in the document. If a group rents multiple houses, we will do our best to place the group in neighboring houses.

6. Payment

Payment can be made in cash or by bank transfer.

For accurate owner and account details, please contact us directly to avoid payment issues.

7. Liability

The owner of the house is not responsible for any injuries or damage occurring during the stay, inside or around the house.

Guests are responsible for any damage or loss occurred during their stay in the house.

In case of damage during the stay, guests are required to notify the owner of the damage.

If guests damage something inside the property, they are required to pay for the damage.

8. Changes to Terms and Conditions

We reserve the right to update and amend these terms and conditions as necessary. All changes will be published on our website.

9. Maintenance of the House and Property During Guests’ Stay

All persons responsible for house maintenance may enter the yard without notice to maintain the pool, garden, or other areas requiring yard access. These persons will not enter the house without prior agreement with the guests. This rule is necessary because pool maintenance needs to be done on a daily basis.

10. Legal Compliance

By booking a stay with us, guests agree to comply with all local laws and regulations.

11. Reservation Termination

If guests do not comply with any of the terms listed here or local laws and regulations, the owner reserves the right to terminate the reservation to maintain the safety of residents and other guests.
